Price transparency · Updated October 2026
Most searches for building material prices in Sri Lanka are really one question: is the quotation I was given reasonable? This guide shows the prices currently listed in our store, explains why the same product family can vary threefold, and shows how to compare quotations fairly. It builds on our building material supplier guide.
At a glance
Read straight from the storefront, so the table changes whenever a listed price does.
Read this first
The headline rate per litre, per square metre or per panel is the least useful number in a quotation. What sets the real cost of a finished square metre is the system: primer, base coat and topcoat, applied at a specified consumption rate over a prepared substrate.
Two quotations can show the same rate per litre and still differ by 60% on the finished wall. One assumes a coverage rate the product cannot achieve on a rough substrate. The other has costed preparation honestly. Always compare the complete system per finished square metre, never the headline product per unit.
Watch the pricing basis column below, too. Some listings are a product price; others are a per-square-foot supply and application rate. Therefore the two are not directly comparable, even inside one category.

The spread
Six variables account for most of the spread between quotations on the same nominal specification. Import exposure is the one buyers underestimate, because the exchange rate can move a specialist line between quotation and order.
An unsound or previously coated surface adds preparation cost that a bare rate never includes.
How many coats, and whether primer and filler are quoted or simply assumed.
Project-volume pricing differs materially from retail counter pricing.
Specialist systems price against the exchange rate and the shipping schedule.
Facade and high-rise work carries scaffold or gondola cost.
A backed installation warranty is priced in; its absence is why the cheapest quote is cheap.
Normalise
Put both quotations into the same shape before comparing them. It helps to lay them out like a bill of quantities, line against line.
Once both are normalised, the gap usually narrows sharply. Where it does not, the difference is normally a missing coat, a preparation stage assumed away, or an undeclared product substitution.
Hidden lines
These are the lines that most often appear after the order is placed rather than before it. A quotation that names each of them - even at zero - is more trustworthy than one silent on all of them.
Firm figures
For an accurate number we need the areas, the substrate type and condition, the exposure, the finish and the programme. With that, a quotation is itemised by system component, so every line is checkable against your bill of quantities.
Waterproofing deserves its own breakdown, because preparation dominates the cost - see Waterproofing cost in Sri Lanka. To see finishes before you price them, visit our Building materials showroom in Colombo.

Quick answers
Yes. Project quantities are priced differently from counter purchases, and the difference can be material. Send the schedule and quantities, and the quotation reflects the volume rather than the listed unit price.
Some categories depend so heavily on quantity, specification and site conditions that a single listed figure would mislead. Those are quoted on request against your actual requirement instead.
Ex-stock lines are held at the quoted figure for the validity period stated on the quotation. Imported indent lines can move with the exchange rate, and the quotation says so explicitly rather than surprising you later.

Access is the largest of these on multi-storey work. Scaffolding or gondola hire often outweighs the material itself, which is why a facade priced by the litre alone rarely reflects the real installed cost.
