Supply reliability · Sri Lanka
The materials decision that most often costs a Sri Lankan project time is not which product to use. It is assuming an indent item is ex-stock. This page explains building material delivery in Sri Lanka as we run it - where we deliver, how stock status works, and how dispatch fits a constrained Colombo site. It sits behind our building material supplier guide.
Our commitment
Every line on a quotation carries its own stock status and its own lead time - in writing.
A supply promise is only meaningful when the lead time behind it is stated openly.
Coverage
Delivery is island-wide, and coverage divides into three practical tiers. The tier decides how tightly a delivery can be scheduled - not whether we deliver at all.
In Colombo and the Western Province, deliveries can track a site programme closely. Regional centres are served on a routed schedule. Remote sites are served too, however they need longer notice and an individual quote.
Tier 1
Colombo and the Western Province
Deliveries scheduled tightly against a site programme, including staged drops on constrained city sites.
Tier 2
Main regional centres
Served on a routed national schedule - Kandy, Galle, Kurunegala, Jaffna and other regional hubs.
Tier 3
Remote and difficult-access sites
Served, but need longer notice and are quoted individually where access is difficult.
Charges
Delivery pricing is published, not negotiated order by order. The charge is calculated at checkout and shown before you pay, so there is no separate carriage invoice afterwards.
Orders from LKR 100,000
Free
Delivered free to Colombo and suburbs. The threshold is measured on the order value after any discount.
Orders below LKR 100,000
LKR 1,500
A flat charge to Colombo and suburbs, whatever the order size or number of items.
Outside Colombo and suburbs
At actual cost
Charged at actual transport cost for the location, confirmed with you before any payment is taken.
Prefer to collect?
Collection is free from our showroom at 53/3 Buthgamuwa Road, Sri Jayawardenepura Kotte 10107, open Mon–Sat · 10:30 am – 5:30 pm · Sun closed. Choose collection at checkout and we email you as soon as the order is ready to pick up.
Get directionsStock status
Every line on a quotation falls into one of three categories. We flag which one at the point of quotation, not after the order. A lead time only means something once you know which category it belongs to.
Held locally and available on the normal delivery schedule.
Available, but needs a transfer that adds a short, predictable delay.
Ordered against a manufacturer production or shipping schedule. Paying more does not shorten it.
By category
Lead times are stated against every line on your quotation, for each of the categories listed here. We do not publish a generic table of estimates. A published lead time is a commitment, and an estimate that does not match your order is worse than no figure at all.
The same product can sit in different stock states from month to month. A standard coating is ex-stock today and regional next week after a large project draws it down. Therefore the only honest lead time is one checked against your quantities, on the day you order.

Imports
An indent lead time is set by a shipping schedule, not by commercial willingness. Port handling through the Sri Lanka Ports Authority and clearance by Sri Lanka Customs both add time no supplier controls.
If a specified import carries a lead time your programme cannot absorb, there are only two honest answers. Reprogramme around it, or substitute a technically equivalent system that is available. We say which applies and provide the data sheets for the consultant to approve a substitution.
Reprogramme
Move the dependent work so the indent line arrives before it is needed.
Substitute
Approve a technically equivalent system that is in stock, with full data sheets.
Stay quiet
Accept the order and let the site discover it when nothing arrives. We refuse this one.
Constrained sites
On constrained sites - most of central Colombo - there is nowhere to store a full materials order, and permitted delivery hours are limited. Rather than dispatching everything on receipt of order, deliveries are staged against the construction programme.
Each material then arrives close to the point it is needed. It also protects products with a limited shelf or pot life from sitting on a hot site for weeks. For a city view of supply, see Building material suppliers in Colombo.
Share the programme
The construction programme, so drops can be sequenced to the work.
Name a site contact
One person who can receive, check and sign for each delivery.
Flag access rules
Permitted hours, vehicle limits and unloading constraints.
Agree it at order stage
Staging requested later is much harder to arrange around stock.
Ranked by frequency
These are the recurring causes, in rough order of how often we see them. Four of the five are avoidable at quotation stage, which is exactly why the itemised lead-time column exists.
Quick answers
Yes, and on most city sites it should be. Splitting an order across programme stages keeps materials off a crowded site and away from heat and rain until they are actually needed.
Tell us as early as you can. Ex-stock drops can usually be rescheduled with notice. Indent lines are harder, because they are already committed to a shipping schedule outside our control.
Delivery windows are confirmed with the named site contact ahead of dispatch. That confirmation is also when access rules are checked, so a vehicle is not turned away at the gate.
Order checklist
Most delivery problems are decided before the order is placed. Six details, shared up front, remove nearly all of the avoidable delays on the ranked list above.
Give the exact drop point, not just the street. On Colombo sites the entrance a delivery vehicle can actually use is often a different gate from the postal address.
Many city sites, condominiums and offices restrict deliveries to set windows. Knowing them at order stage avoids a wasted trip and a lost slot.
Narrow lanes, low gates, height barriers and basement ramps all cap vehicle size. We plan the load, and split it if needed, around those limits.
One person who can check quantities against the delivery note and sign for it, so any discrepancy is caught on the day rather than a week later.
Some products need shade, cover or protection from rain. Decide where each drop will sit before it arrives, especially on open, sun-exposed sites.
Rescheduling ex-stock drops is usually straightforward with notice. Indent lines are committed to a shipping schedule early, so late changes are much harder to absorb.
Send these with your order and we confirm the delivery plan in writing, line by line, before anything is dispatched.
