Cost transparency · Updated October 2026
Quotations for the same roof routinely differ two or threefold, and the difference is almost never the product. The waterproofing price in Sri Lanka is set by the preparation costed, the number of coats and the film thickness actually achieved. This page shows how to compare quotes on the same basis. For choosing a system rather than pricing one, start with our waterproofing systems guide.
Measure the upstands.
Measuring only the flat field of a roof is a common way to look cheaper. Parapets and upstands carry membrane too - and they are where most leaks start.
Anatomy
A waterproofing quotation is not one number. It is seven lines, and the membrane is only one of them. The bars beside this show which lines typically carry weight - illustrative proportions, not prices.
When a quotation is dramatically cheaper, look for the missing bars. Preparation, repair and removal are the lines that vanish first, and each one shortens the life of the system that remains.
Relative weighting varies by roof. A sound new slab needs little repair; a failed roof can be dominated by removal.
Listed in store
These are the waterproofing prices currently published in our store, read live. Check the pricing basis before comparing - a material price and a supply-and-application rate are not the same figure.

The spread
Six variables account for most of the spread between quotations on the same area. Notice that only one of them is the system itself; the rest are the work around it.
Laitance removal, crack repair, honeycombing repair and fillet forming are real cost - and the first things omitted from a cheap quotation.
Stripping an old membrane can cost as much as installing the new one.
Primer, number of coats, reinforcement fabric at details, and a protection or wearing layer.
A system quoted at half its specified consumption is a different product, economically and functionally.
Roof height, gondola or scaffold requirement, and restricted working hours.
An installation warranty backed by the party that applied it is priced into the rate.
Normalise
Put both into the same shape first, ideally line against line like a bill of quantities. Then work through these checks in order.
Once normalised, the gap usually narrows sharply. Where it does not, a preparation stage has normally been assumed away, or a consumption rate quoted that cannot be achieved.
The real comparison
A system that costs 40% less and fails in a third of the time is not cheaper. The meaningful comparison is cost per year of service - but only when both systems are correctly prepared and applied at specified thickness.
Redoing a failed roof also carries costs that never appear on the first quotation: stripping the failed system, repairing water damage beneath it, and the disruption of doing it twice. Imported systems add exchange rate exposure on top.
Accurate figures
Where the site allows, we survey before quoting rather than pricing from drawings. A drawing cannot show whether an old membrane has lost its bond, or how much honeycombing sits under a sound-looking surface.
Warranty terms and exclusions are covered under warranty and after-care - worth reading before accepting any quotation, ours included. For roof-specific work, see Roof waterproofing in Colombo.
Quick answers
Not necessarily. Bathrooms are small, but they are full of corners, drains and pipe penetrations that all need detailing. Per square foot, a small detailed wet area can cost more than an open, simple roof slab.
Because it is slow, manual work, and the substrate usually needs repair once it is exposed. On some roofs, stripping the failed system and making good costs as much as the new installation itself.
Preparation is where waterproofing succeeds or fails, and a warranty depends on it. If preparation is done by others, the installer cannot stand behind the bond - so the saving usually costs you the workmanship cover.

Wasted spend
The most expensive waterproofing is the kind you pay for twice. These five patterns account for most of the repeat work we are called in to fix, and every one of them looked like a saving at the time.
Overcoating a debonded layer looks cheaper than stripping it. However, the new system fails along the old failure plane, so the stripping still happens - just later, and with water damage added.
Stretching a system below its specified consumption saves material on day one and quietly removes years of service life. Nothing looks wrong until the first monsoon finds the thin spots.
Outlets, upstands and penetrations are where leaks start. Cutting detailing to win on price leaves the most vulnerable points of the roof unprotected.
Without tracing the entry point, owners sometimes pay to treat a whole roof when the leak is a parapet coping or pipe penetration nearby.
Applying a liquid system between monsoon showers risks poor curing and debonding. The job becomes a repeat visit, and the first payment is lost.
Each of these is avoidable at quotation stage, which is why our quotations itemise preparation, removal, coats and detailing separately - so you can see the saving is not coming from the parts that keep water out.
