Ask most property owners in Colombo what maintenance costs them, and they will talk about repainting, re-grouting or replacing tiles. Very few mention cleaning. Yet a surprising share of that replacement work traces back to something simpler: a surface that was never cleaned correctly, or was cleaned with the wrong product until it gave up.
The pattern is consistent. Grout darkens, so someone attacks it with bleach and a wire brush. The grout survives one round, erodes on the second, and by the third the tile edges are chipped and water is getting underneath. What began as a cleaning problem has become a tiling bill.
Our cleaning products range exists to break that cycle. It is not one bottle of "cleaner" - it is four distinct jobs, and using a product from the wrong group is how surfaces get damaged. This guide walks through what we actually stock, what each group does, and how to tell which one your situation calls for.
Why Sri Lanka Is Hard on Surfaces
Two things make surface care here different from a temperate climate. The first is rainfall. The Department of Meteorology records well over 2,000 mm a year across Colombo's two monsoon periods, which means external surfaces spend months in repeated wetting and drying cycles.
The second is that the wet never really stops. Humidity stays high year-round, so shaded courtyards, north-facing walls and bathroom floors rarely dry out completely. Mould and algae treat those surfaces as habitat rather than an occasional visitor.
Add construction dust, road grime and the mineral content of local water, and you get a specific set of problems: biological growth, mineral deposits, and staining that has soaked into the material rather than sitting on top of it. Each needs a different answer.
The Four Jobs: Clean, Remove, Enhance, Protect
The single most useful thing to understand is that these are not interchangeable steps. They are four separate jobs, done in order, and skipping one is usually why results disappoint.
- Clean - routine soil removal, done regularly, on a surface that is basically sound
- Remove - targeted treatment for a specific problem that ordinary cleaning will not shift
- Enhance - bringing out the colour and depth of natural stone after it is genuinely clean
- Protect - sealing the surface so the next round of dirt sits on top instead of soaking in
Get the order wrong and you lock the problem in. Sealing a stained floor, for example, does not hide the stain - it preserves it.
Routine Cleaning: Neutral vs Alkaline
Everyday cleaning splits into two groups, and the difference is pH.
Ultracare Multicleaner is our neutral cleaner - the one for regular maintenance. Because it is pH-neutral it is safe on sealed surfaces, polished stone and grout without stripping or etching them. This is what should be in the cupboard for weekly cleaning, and using it consistently is what prevents most of the problems further down this page.
Ultracare HD Cleaner is the heavy-duty alkaline option, for built-up grease and stubborn soiling that a neutral cleaner will not lift - commercial kitchens, workshop floors, external paving that has been neglected for a season.
The mistake we see most often is reaching for the strong product by default. An alkaline cleaner used weekly on polished stone will dull it over time. Therefore the honest advice is to clean routinely with the neutral product, and keep the heavy-duty one for when it is genuinely needed.
Removers: When Cleaning Is Not Enough
Some marks are not dirt sitting on a surface - they are a specific chemical or biological problem, and they need a product formulated for that problem alone. We stock three.
Ultracare Mould Remover targets the black spotting that appears in bathrooms, shaded external walls and around silicone joints. Worth being clear about what it does: it removes existing growth. Where damp is structural, the growth returns until the moisture source is fixed - a remover treats the symptom, not a leak.
Ultracare Stain Remover handles marks that have penetrated the surface rather than sitting on it - oil, food, organic staining on unsealed stone or tile. Because porous materials absorb liquids, a stain on unsealed marble is inside the stone, which is exactly why scrubbing the surface achieves nothing.
Ultracare Rust Remover deals with the orange-brown staining that appears where metal has been in contact with stone or tile - furniture feet, railings, reinforcement, or iron content in the water supply. Rust staining is a chemical reaction, not dirt, so it needs a chemical answer.
A note on all three: test on a discreet area first. Removers are formulated to be aggressive against their target, and natural stone varies considerably.
Preservers: Bringing Stone Back to Life
Natural stone loses depth over time. The surface hazes, colours flatten, and a floor that looked rich on handover looks tired three years later - even when it is clean.
Ultracare Intensifier W is the water-based option, and Ultracare Intensifier S the solvent-based one. Both deepen the natural colour of stone and restore the contrast that makes marble, granite and natural finishes look considerably better.
The important sequencing point: an intensifier deepens whatever is there. Apply it to a floor that still holds staining and you deepen the stains too. As a result this step comes after cleaning and removing, never before.
Protectors: The Step Most Projects Skip
Protection is where the real economics sit, and it is the step that gets cut when a project runs over budget.
Ultracare Grout Release is applied before grouting, not after. It stops grout haze bonding to porous or textured tile during installation - which matters because removing set grout residue from a rough surface afterwards is slow, expensive and risks damaging the tile. Ten minutes at the right moment prevents a day of remedial work.
Ultracare Rain Protector W is a water-repellent treatment for external facades, stone cladding and paving. It reduces water absorption into the material, which in turn slows the efflorescence - those white mineral deposits - that appears when water moves through masonry and evaporates at the surface.
Ultracare Anti-Mould Protector is the follow-up to the mould remover. Removing growth cleans the surface; this treatment makes it harder for growth to re-establish. In Colombo's humidity, applying the remover without the protector usually means repeating the job within months.
A Realistic Maintenance Sequence
Pulling it together, here is how the four groups fit a typical property.
- Weekly: neutral cleaner on floors and wet areas
- Occasionally: alkaline cleaner where grease or heavy soiling has built up
- As needed: the relevant remover for a specific mould, stain or rust problem
- After deep cleaning: intensifier on natural stone to restore depth
- Annually or after treatment: protector on external surfaces and previously mouldy areas

Where Professional Cleaning Makes Sense
Some situations are worth handing over. Large external facades need access equipment. Heavily stained natural stone in a hotel lobby carries real risk if the wrong product is used at the wrong dilution. Post-construction cleans involve grout haze, adhesive residue and paint spots all at once, each needing a different treatment.
Our professional cleaning service covers those cases, including gondola access for high-rise facades. For anything routine, though, the products above and a consistent schedule will do more for a building than an annual deep clean ever does.
If you are unsure which product suits your surface, talk to a specialist or request a product quote with a photo of the problem. Identifying whether you are dealing with dirt, biological growth, a mineral deposit or a penetrated stain is most of the work - the right product follows from that.
