Clean Mild Urethane is a super-dirt-resistant, two-pack polyurethane enamel formulated with premium weather-resistant pigments. C&S Projects supplies and applies it as a high-performance topcoat for interior and exterior walls across Colombo and Sri Lanka. Where a project needs chemical resistance, gloss retention and a genuinely tough finish rather than a standard emulsion, this is the coating specified.
The chemistry
Two-pack polyurethane enamels cure through a chemical reaction rather than simple evaporation, producing a noticeably tougher, more chemical-resistant film than single-pack emulsions. Clean Mild Urethane adds excellent dirt resistance and anti-carbonation properties, high resistance to acids and alkalis, and strong abrasion and scratch resistance.
Those properties matter on buildings exposed to pollution, industrial surroundings, or heavy foot and vehicle traffic in Colombo. Its adhesion strength is also engineered to bond onto older or weaker substrates without debonding, which is a common failure point when recoating aged buildings in Sri Lanka's tropical climate.
Anti-carbonation deserves a plain explanation, because it is rarely discussed with clients. Atmospheric carbon dioxide slowly penetrates concrete and lowers its alkalinity, which is one route to reinforcement corrosion in reinforced structures. A barrier topcoat slows that ingress, so the coating protects the structure and not only its appearance.
Gloss retention is the visible half of the same story. A conventional topcoat dulls and chalks under sustained UV, whereas a PU film holds its sheen far longer. As a result a commercial frontage keeps looking maintained rather than tired.
The abrasion resistance shows up in ordinary places rather than dramatic ones. Stairwell walls, lift lobbies and corridor lines at trolley height take constant contact, and a softer film polishes and marks along those paths. A cured PU surface simply resists that wear for longer.
There is a trade-off worth stating. Two-pack systems are less forgiving to apply, have a limited pot life once mixed, and cost more per square metre. Therefore they belong where the exposure justifies them, not as a default upgrade on every wall.
Adhesion onto weaker substrates is the other reason specifiers reach for it on refurbishment work. Older Colombo buildings often carry several historic coats, and a topcoat that bonds without pulling those layers apart avoids a full strip-back that would otherwise dominate the budget.
Typical applications
Most commonly it is the protective, glossy topcoat over a textured or stone-effect base — the layer that takes the weather so the decorative coat underneath keeps its appearance. It is also specified on its own where chemical or abrasion resistance is the priority.
Metal and panel surfaces are the other regular use. Gates, railings, steel doors and ACP cladding all need a coating that flexes slightly with thermal movement while resisting rust-driving moisture, and a two-pack enamel handles that far better than a wall emulsion pressed into service.

How we work
C&S Projects applies Clean Mild Urethane as part of multi-coat systems, most often as the protective glossy topcoat over textured or stone-effect base coats. Because it has comparatively low odour versus solvent-based coatings, it is workable on occupied or partially occupied sites.
Our teams follow the manufacturer's mixing ratios closely, since two-pack systems are unforgiving of incorrect component ratios. A batch mixed by eye may look fine on the wall and still never reach full cure, which is why we mix measured quantities and work within the stated pot life.
Substrate soundness is checked first, because a tough film will simply lift an unsound layer beneath it. Our surface preparation range covers those repairs, and our painting service covers the full multi-coat application.
Weather windows matter on exterior work. A two-pack film needs a dry period to cure properly, so we plan elevations around Colombo's rain patterns rather than starting a coat that will be washed before it sets. As a result the programme reflects the weather instead of ignoring it.
Colour and sheen are confirmed on a sample area before the full application. Because a gloss finish reads very differently at scale than on a small swatch, agreeing it on the actual wall avoids expensive second-guessing once the building is coated.
How it compares
Standard acrylic topcoats are more forgiving to apply, however they offer noticeably less chemical and abrasion resistance. On a sheltered residential wall that is perfectly adequate and cheaper.
For facades exposed to pollution or industrial fumes, high-traffic public areas, and any decorative texture system needing UV-stable protection on top, the two-pack chemistry delivers a meaningfully longer service life before recoating. For plain exterior walls, our silicon exterior paint is often the better value.
Local coverage
We apply protective topcoats across Colombo and the surrounding suburbs — Rajagiriya, Nugegoda, Battaramulla, Nawala, Dehiwala and Kotte — as well as commercial frontages and industrial units around Colombo 02 and 05. Exposure decides the specification. A retail frontage on a congested main road collects exhaust soiling that a quiet residential lane never sees, so the dirt-resistance argument is far stronger there. For example, buildings along heavily trafficked corridors benefit most from the anti-carbonation performance.
Coastal sites add another factor. Salt-laden air around Dehiwala and Mount Lavinia attacks metalwork and coatings faster than inland exposure, so gates, railings and panel surfaces there justify the tougher specification sooner than an equivalent building in Nawala would.
Having specified and applied coatings across the Western Province since 2022, we advise honestly on where the premium is justified. Therefore we will say when a standard acrylic topcoat is the sensible choice rather than upselling a two-pack system, because a specification that outlives its purpose is simply money spent early. Often not, and we will say so. On a sheltered residential wall a quality acrylic performs well for less. The premium earns its place on polluted frontages, industrial exposure, high-traffic areas and over decorative texture systems.
Usually yes. Odour is comparatively low against solvent-based coatings, so we phase work by elevation or floor. We still agree ventilation and access arrangements before starting on an occupied commercial building.
Considerably longer than a standard emulsion topcoat in the same exposure, because the cured film resists chalking, chemicals and abrasion. Actual intervals depend on exposure, so we assess the elevation rather than quote a fixed number.
