Lobbies, feature walls and premium residential interiors need more than a flat coat of colour to make an impression. SK Fine FR is a premium luxury texture paint finish using a uniquely developed technique for an exclusive surface, which C&S Projects applies as a full six-coat system for hotel lobbies, lift lobbies and high-end interiors across Colombo and Sri Lanka.
The system
The system is built in layers: one coat of Biofine Sealer primer for strong bonding, two coats of Fine FR basecoat, one coat of Fine FR foundation coat applied with an SKK foundation roller, and two coats of SK Silicon Clear W topcoat for weather resistance. That layered build is what creates the finish's distinctive depth and texture, rather than a single decorative coat applied over standard paint.
The multi-stage process is a deliberate part of what makes the finish look genuinely premium rather than replicable with a simple roller pattern. Once finished, the surface carries excellent colour retention and water and weather resistance thanks to the silicon clear topcoat, along with strong fungus and algae resistance suited to Sri Lanka's humid interiors and semi-exposed lobby areas.
Why depth matters is worth explaining plainly. A flat wall reflects light uniformly, so the eye reads it as a single plane of colour. A layered textured plaster finish scatters light unevenly, which is why it feels closer to a material than a paint colour.
The topcoat does the unglamorous work. Lobbies in Colombo are semi-exposed, humid and handled constantly, so a protective silicone resin clear coat is what keeps the decorative layers looking new. Therefore the finish stays low-maintenance rather than becoming a liability.
The foundation coat is where the character is set. Applied with a dedicated roller, it establishes the pattern and grain that the topcoats then lock in. Because that step is technique-led rather than product-led, the same materials in different hands produce visibly different walls.
That is precisely why we keep one crew on a wall from start to finish. A change of applicator mid-elevation shows as a shift in rhythm across the surface, and on a lobby wall lit from the side that difference is impossible to hide afterwards.
Humidity affects the working window too. In Colombo's damp months the intervals between coats stretch, so we plan the programme around real drying conditions rather than an optimistic schedule that would compromise the texture.

It belongs on the walls guests and clients stand in front of — hotel and lift lobbies, reception desks, showroom features. These are low-area, high-impression surfaces, which is exactly where a premium per-square-metre finish makes commercial sense.
Showrooms and reception desks follow the same logic. The wall behind a counter is photographed constantly and seen by every visitor, so it carries more brand weight per square metre than any other surface in the building.

How we work
Because SK Fine FR is a multi-coat, technique-driven system, C&S Projects trains and assigns application teams specifically for this finish rather than treating it as a standard paint job. The same crew carries a wall through from basecoat to topcoat, since consistency of hand is part of the result.
We provide sample panels for architects and interior designers to approve before full-scale application, since the foundation coat technique directly affects the final texture pattern. Because texture reads differently at scale, we prepare those panels large enough to judge honestly.
Substrate flatness is agreed first, as a decorative finish highlights every underlying imperfection. Our surface preparation range covers the skim and levelling stage, and our painting service covers the full application programme.
Protection on site is planned as carefully as the finish itself. Lobbies usually have stone floors, glazing and joinery already installed, so masking and containment are agreed before the first coat. As a result the surrounding finishes are handed back exactly as they were found.
How it compares
Standard decorative techniques such as sponging, rag-rolling or stencilling are quicker and cheaper, however they read as visibly applied rather than integrated into the wall surface.
The layered basecoat-and-foundation system produces a texture and depth that reads as a premium architectural finish, which is why it is specified for hotel lobbies and feature walls rather than general repainting. The extra coats and technique are what is being paid for. For everyday interiors, our low VOC interior paint is the sensible choice.

Lighting changes everything with this finish. A lobby lit by concealed cove lighting reveals texture very differently from one under flat downlights, so we sample under the actual lighting scheme wherever possible. For example, a raking light will exaggerate depth that a diffuse ceiling wash flattens entirely, so the same product can read as two different finishes.

Quick answers
On a feature wall or lobby, usually yes, because the area is small and the impression is disproportionate. For a whole apartment or general repainting it is not the right spend, and we will say so.
Each coat needs its own interval, so a lobby wall runs across several days rather than one visit. We agree the sequence and sample approval upfront so the programme is predictable for the site team.
The silicon clear topcoat means it wipes down rather than needing repainting, and it resists fungus and algae in humid, semi-exposed areas. That keeps a high-traffic lobby looking maintained with minimal effort.

Fungus and algae resistance matters more here than in a temperate climate. Semi-exposed lobbies and covered entrances stay humid year-round, and without that protection a decorative finish discolours in the shaded corners first.
